StreetRate

Your longest-staying tenants are paying your oldest rates.

Self-storage owners: bring your longest-staying tenants up to today's rates — schedule, amounts, and letters done for you

The tenants who have been with you longest are often the ones furthest behind what your facility charges today — they came in on old rates, and no increase ever caught them up. StreetRate finds that gap in your own numbers and hands you the finished program to close it: which tenants to raise, by how much, and when, with the letters written.

The leak, in plain numbers

Inside Self Storage has documented the pattern: long-staying tenants sitting 20% or more below today's street rate with no increase on record, and promotions and blanket legacy discounts still running with no expiry.

$14,285

The arithmetic owners feel at sale time: at a 7% cap rate, every $1,000 of annual revenue your facility doesn't collect is roughly $14,285 of value it doesn't have. If 100 tenants each sat $15 a month behind street, that's $18,000 a year — before the cap rate touches it.

You don't need new software to fix this. You need the program run: regularly, in writing, on schedule. That's the job StreetRate does.

How it works

  1. Send one report. Export the occupied-unit list from whatever system you run, or a spreadsheet, and email it. Unit numbers, sizes, current rates, move-in dates, and your street rate for each unit size. We never need tenant names.

  2. We do the analysis. In-place rates against street rates, tenant by tenant. Promotions and legacy discounts audited. Your published street rates checked against 3–5 facilities competing with you.

  3. You get the finished program. A staged increase schedule (which units, how much, which month), the tenant letters written and ready, and a 90-day calendar. You approve it and apply it in your own system. Nothing changes without your say.

Start free: the Street-Rate Snapshot

Email us your facility's name and address. Within 2 business days you get a one-page Snapshot built from public data only: your published street rates by unit size next to 3–5 nearby competitors' published rates, where you sit in that set, and a short explainer on the gap that usually opens between long-staying tenants' rates and today's street rate — the gap the Audit prices in your own rent roll.

We'll ask four quick questions back — unit count, when in-place rents last rose, what system you run, and what an extra $10 a month across occupied units would mean for you — so the read is grounded in your facility, not generic.

What StreetRate is not

We never operate your facility or your software — that's still yours. There's no software to migrate to or learn. And this isn't legal advice: letters carry the notice period you confirm for your state, and your state association stays the authority on notice rules. It's also not a percentage deal: flat fees only, never a cut of your revenue.

Questions

Do you need my software login?

No. You export one report and email it. We never hold your credentials.

Do you need my tenants' names?

No. Unit numbers, sizes, current rates, move-in dates, and your street rate for each unit size are enough. If your export includes names, we work from the unit numbers and tell you we did.

I'm with a big chain / a management company.

Then this isn't for you — you already have a revenue team. StreetRate serves independent owners with 1–5 facilities; a purchase outside that scope is refunded.

Will raising rents push tenants out?

We don't promise an outcome either way. What you get is a staged schedule — waves, amounts, and notice built in — and every wave is a recommendation you approve before anything is sent. You set the pace; you can shrink or skip any wave.

Why not just buy pricing software?

You can. But software doesn't run the program — checking in-place rates against street, staging the increases, and writing the letters is a recurring job, every month. StreetRate is that job, done, without new software.

How do I start the monthly program?

Most owners start with the free Snapshot, then the Audit. If you'd rather go straight to a Desk, use the links above — your first cycle begins with the same audit work.
